What does a commercial finance broker do?

A commercial finance broker structures a borrower's transaction, presents it to the lenders most likely to fund it, negotiates terms and manages the process through to settlement. For private credit, the broker's value is knowing which lenders will actually price the deal and how to present it so it gets approved.

What the role involves

Understanding what the borrower actually needs and when. Assembling the deal: property and title details, debt position, purpose, term, exit and sponsor background. Identifying the right funding sources — bank, non-bank or private — and shaping the structure to suit. Negotiating pricing, LVR, term and conditions. Then managing valuation, documentation and settlement so the timetable is met.

Why presentation changes outcomes

The same transaction submitted two ways gets two different answers. A deal that arrives with a clear purpose, an accurate debt schedule, an evidenced exit and adverse items disclosed and explained will be priced. The same deal arriving as a one-line email with an optimistic value estimate will be queried, delayed or declined.

Good brokers pre-empt the credit questions: what is the total debt, how does this get repaid, what happens if the sale is late, who is behind the borrowing entity, and why is this loan the right tool.
